Basis of maintenance charges in a society.

What should the basis of maintenance charge for common amenities to be charged in a society having 2 bed and 3 bed flats? Is there any referance in the society act? My view is as amenities are used by all the flat members equaly,it should be charged per flat basis and not on the area of each flat. Pl comment.

1. The common maintenance charges are to be uniformly charges and not as per the area of the flat units. The common area and common amenities for all purpose remains the same. Then why different charges.

2. This decision can be challenged and a complaint can be made before the Registrar of the H.C.S.

It is charged for maintenance of common area as per Bye-Laws adopted by the society and/or approved by GBM, generally on "no profit no loss" basis.

STRICTLY AS PER "bye -laws. " of Co-op hsg soc.

Services equally devided, irrespective of area.

Mtn , as per area includes property tax, repairs, major repairs, etc.
BYE LAW TAKES CARE ADHERING JUSTICE.
