Dear Sir/Madam,
In year 2008, my father made a proper sale deed (100 rupees stamp paper) for the scheduled property (at Hyd) & got it signed by all the vendors (live in Mumbai) of the property along with consideration (paid up same time). These papers were neither registered at SRO(Mumbai/Hyd) nor was notary made. Now, I have taken up with the vendors to do a fresh signatures on new papers (as earlier version of papers which my dad did was on my dads name who is no more now). Though the vendors have taken money, they are now reluctant to re-do the papers.
Can I file a legal case against them based on the sale deed stamp papers which they have signed & given it to my dad. Please advice.

registration has to be done within period of 4 months . with penalty another 4 months time is granted . in your case although your father purchased the property he did not insist on registration for period of 4 years . such a document is in admissible in evidence . offer some incentyive for seller to make agreement duly stamped and regd in your name .

The document taken by your father is not valid document and inadmissible in evidence.
