Sir, I am a GPA Holder of a land owned by my Mother. GPA was registered in 2014 (She has 4 children, 3 Male & 1 Female) I am the eldest one. The land is procured by her in 1990 from the money received by her Father at the time of Marriage with my Father. My father is expired 10 yrs back.
All the documents related with the land are with me. My query is Can my Mother cancel my GPA and give the land to any of my brothers??

A GPA Could be Cancelled at any Time Unless and until any Encumbrance was Created by the GPA Holder before Cancellation.

Thanks for the reply Sir. But, I want to ask what is Encumbrance creation?? Does it mean selling of land by GPA holder??

An Encumbrance could be of any nature Transfer of Property,Sale Or Mortgage.But I would advise you to Leave it to the Decision of Your Mother since they are your brothers .

Apparently there is no consideration attached with GPA.
The money given by father of your mother, to your mother, at the time of marriage of your mother with your father is estate of your mother. She could use it anytime,anywhere.
The property purchased by her is her absolute property.
She can cancel the GPA.
You may not indulge in anything that can lead to breach of trust, illegality and certainly you should maintain harmonious relations with your own mother and brothers.

GPA can be cancelled at any time.
The actions taken by GPA holder during currency of GPA would be binding on the principal.
