If you want to take a safeside from the tenant, you should execute a regd. lease deed.

If you are in maharashtra you can go for leave and license agreement for the rest of the area you can go for rental agreement.

Execute a legally vetted rent deed if it on rent basis. If it is on lease execute a lease deed. Include all yoiur safeguards in it.

In Kerala normally the rent agreement is exicuted for a term of eleven months.It avoids registration of the document and also makes it easier for the Landlord to increase the rent.
Rent agreement is an agreement exicuted by the tenant and handed over to the landlord,evidencing the lease.This has to be exicuted on non-judicial stamp paper of prescribed value.All the undertakings,restrictions,terms and conditions will be there in a rent agreement.
