what are the legal requirements when HUF having minors sellers a property.

In respect of minor's share in undivided coparcenory property - the Karta is the person entrusted to take care of it and act as per his prudence. If he feels that a decision needs to be taken with respect to property which is for the legal necessity or benefit of estate of the family, then court's permission is not required.
