Dear Experts,
Please suggest process of registering an unregistered sale deed of land. When asked locally in Hyd, I got different versions on the same process. Also, suggest if you want to refer any agent.

When the unregistered sale deed is executed? state full facts to get an answer. If you are in Hyderabad, meet the District Registrar concerned in person with the unregistered sale deed. he may guide you. if any query call 9490929460.

Meet district registrar and pay penalty upto 10 times based on the discretion of district registrar and the sale deed can get legal validity.

Due to sketchy facts, appropriate advice not possible:
a) When the deed was executed? Who were the parties?
b) Why it was not registered at that time?
c) Whether all parties still agree to register it now?
d) Whether all parties are alive?
e) Whether full stamp fee was paid?
f) What is the difference of stamp fee between the date when it was executed and at present?

Rajendraji,
a) When the deed was executed? Who were the parties? > Deed wasn't executed at all. Deed was prepared by my uncle in Apr 2008 at Mumbai. It is between my dad & his cousin brother
b) Why it was not registered at that time? > All the other party members (6) are living in Mumbai & had to plan so that they can all come together to Hyd for registering the property situated in Hyd. Also my dad was not keeping well since Apr 2008 & he died in Jun 2008
c) Whether all parties still agree to register it now? Not after my dad's death & also, they have received entire sale consideration in advance as they were our close cousins. I have even offered to pay more to get it done but still they are in denial, now the O.S. case is also on
d) Whether all parties are alive? > Yes
e) Whether full stamp fee was paid? > No
f) What is the difference of stamp fee between the date when it was executed and at present? > No stamp fee was paid

best way is to amicably settle the matter, legal steps may take years with uncertain results.
If not possible, show all documents to some senior lawyer and proceed as per his advice.
