Increase in maintaince cost for combine bldg of sra

Hi All,

We are living in combined SRA building, where half of members are private and half are SRA.

The bldg is 15 yr old, now the society SRA board is raising maintainace cost by more than 50 % what we currently paying.

This is because pvt owners with different area (square feet) are asking society to charge same cost to all other pvt members as per cost paid by them.

The cost is now increased from 700 to 1240 rs per month.

Is this correct that society can increase maintaince cost without mapping livin area ?

How can we go about it ?

The decision to hike or enhance the rates of monthly maintenance by the association can be taken only by passing a resolution supported by majority members in a general meeting or in a special meeting arranged for this purpose.
Once this is approved in the general body meeting, it is binding on all the members.
Hence you may first confirm that if the matter was approved by the general body meeting or the society is doing it unilaterally, if yes, then you can refuse to pay the enhanced rate of maintenance amount stating that this is illegal extortion and would face them in the court of law.
Let the association take any action in this regard, you can consult with an advocate in the local and challenge their action as per law, if necessary.

they need to pass it by all members agreeing on members meet.So first try to held a meeting and if they don't complaint to local registrar office
