Legal heir certificate

I have a property (House)in chennai which was bought 12 years back. I had decided to sell this property and had received interest from a prospective buyer. During legal review the buyer has requested for a legal heir certificate from the previous owner. I had not collected a legal heir certificate during purchase but had ensured that the seller had signed the document with the entire family during the registration process. But the buyer is still insisting on the same and the deal is on hold due to this reason. I am not in touch with the previous owner and am unable to trace him. Please advice as to what is the way forward

legal heir certificate will be given to the person who is legal owner if his blood related person dies and in this issue why he needs legal heir certificate

The insistence of the purchaser is misplaced. Find another buyer.

If the buyer is so particular regarding the Legal Heirship Certificate, drop the deal and find another buyer (who is ccol in formalities). The buyer also cannot be blamed since we cannot ascertain whether all the legal heirs have joined the sale deed. If we have a legal heirship certificate and if all the heirs as per the legal heirship certificate has joined the sale deed, the problem would not have arisen..

If the buyer is not ready to adjust with your problem, don't deal with him as you cannot obtain the desired (otherwise unnecessary) information from your known sources.
