Original sale deed has been lost

I have bought one floor building. Original sale deed between builder & last owner of the entire land has been lost.He has filed a lost report in police station and given advertisement in english and hindi newspaper.He has given certified copy of sale deed.I have got bank loan with clean search report and CERSAI report.Will there be any chance of unwanted claim by anybody in future? Will I be able to sale it comfortably?

Nobody can predict what can happen in the future even if all the documents are proper and legal opinion is also okay, genuine and recommended hence you think about what is to be done now.
The bank panel lawyer has not raised any objections to recommend loan hence you may be free from unnecessary concerns about it now.

Just wanted to know if filing LR is good enough instead of FIR? Builder has filed LR

Points in your favor are that the CERSAI report is good. The Vendor had done what all he had to do about the lost link document. However, if the date of the link document ie. the sale deed between the builder & last owner is beyond 12 years, you can safely presume that no claims can be forthcoming. However, as Expert Shri Kalaisevelan opined, we cannot predict what could happen in the future. For the present, everything is OK.
