Owner is not ready to sign the Lease agreement

Dear sir/friends/experts,
I have taken a house for lease for two years after paying full lease amount of Rs.2,50.000.00 and the same is executed in stamp paper of Rs.100. I have paid Rs.1,50,000.00 in cheque and rest in cash. Now owner is not ready to sign the agreement.
what i shall do now. what are all the precations should i take now.
Please advise me

Dear Reddy,
Please give full details of the case, the amount you paid in cash is mentioned in the lease agreement or do you have a receipt for the cash payment you have made, why is the lessor refusing to sign, is there any specific problem.

Dear Reddy,
rs.150,000 u have paid thru., cheque and rs.50,000 by cash. U have to take the signature from the owner very intelligently, because there is no doucment to show that u have paid rs.50,000 in cash to the owner. Have you taken the possession of the house or not it is not clear. If not and cheque is not yet encashed by the owner you stop the payment of the cheque and issue notice to the owner regarding the stop payment of cheque.
If you are in possession of the house, you need not worry, let the time come, when owner says to vacate the house then you can demand for the refund of the amount. Dont give the possession till the repayment of your amount.

you need to be elucidated the brief.
during the payment, have you taken any reciept regarding the lease? if yes, you can directly go to court of law and get it done- leae agreement- in the court of law.
whether you are in possession or not?
if you are in possession, you need not to vacate till the lease period is over. if any problem comes, let him come out, and then you proceed as per law.
