It should have been agreement to sell instead of ‘registry papers’.

The seller as in agreement to sell continues to remain owner, until he appear before registering authority and signs for transfer of title/ownership.

Unless and until all procedure is completed for regn. of immovable property, the ownership does not change hands.

By mere execution of sale deed the buyer cannot claim ownership until the deed is registered.
Therefore the title still remains with the vendor.
