Sir,

I would like to know that my father purchased land and build a house in Bangalore India by himself and we are three brothers and one sister and he has gifted , his self owned house to me as gift deed in 2010 after my mother passed away. Since 20 years I was looking after my parents morally and financially. Is their legally any share for my brothers and sister or for their children, because the grandchildren are creating an issue now saying that they have right in their grandfather properties.
Am not married still.

Being self acquired father could lawfully dispose all of the property, which he has done by gifting it to you. Your siblings can't claim from you.

An owner of property has complete domain of disposal over his self acquired properties,so GIFT(if by a registered deed) by your father in your favor is valid and absolute making you complete and absolute owner right from day one of the gift.
Other children of your father have no right of claim against you.

But after death of your father they can stake a claim via civil suit that consent of your father to gift by you was obtained by you by fraud or misrepresentation and to coup with that problem get a suit of cancellation filled and compromised between you and your father or make a registered fixed term lease of gifted house in his life time getting the deed witnessed by him.

grand children have no right on said property . it was self acquired property of grand father . he executed a gift deed wherein he gifted you said property . i presume gift deed was duly stamped and regd . title of property has passed in your hands . .
