Purchase a diapleated house

Dear sir,

We have Purchase Old Dilapidated House Near about 60 Years old with 4 Tenants from Smt. Archana Pal & Others. The tenants nothing to pay any rent to Smt. Archana Pal since Last Five years and now I am owner of the House from 01.12.2013 after registry. My Question is Can I evict the Tenants? and also can I take a declaration from Smt. Archana Pal that the tenants have not to pay any rent him or advice what is the Legal Procedure to evict the tenants at earliest ?????

contact local lawyer . inform tenant tht you have purchased the house . to pay rent to you in future . if they fail to apy fiile eviction suit

1)Get mutation done in municipality concern.
2)Manage to get a notice of demolition from municipality on the ground that building is too old and a danger to life of public.
3)Serve a notice upon the tenant informing him about your purchase and demanding arrears of rent and that you have purchased
for your own use and that building being dilapidated requires reconstruction,hence vacate the building with in 30 days from the date of service of notice otherwise Eviction proceedings would be initiated at tenants costs including claim for damages for wrongful use and occupation.

Agreed with Prabhakar Singh ji. In addition to this, I am adding you that You know that there is an existing tenant, who is staying long back, that too without paying the rents. I think, as per Rent Controle Act, your owner has to give 1st priority of purchase the said house to her tenant or at least your seller has to take NOC from the existing tenant about alienation of the property.

The Right of First Refusal (RFR)is not provided in every state rent control Act
and the author did not disclose in which state the house situate hence I kept mum about that.
