Registered gift deed by your father qua his share is the permanent solution which even cannot be withdrawn by your father at later stage.
Your father can execute his GPA in your favour upon your elder brother can become a witness so that until the gift deed is executed and registered, you can avail all rights in the property as your father is enjoying as on day.
