Registration of lease and license agreement in Maharashtra

Are 11 months lease and license agreements compulsorily registrable in Maharashtra? A broker told me that now any duration of lease and license agreements executed in Maharashtra are compulsorily registrable. Is his contention correct?

Yes it is compulsory to register a document of Leave and license in Maharashtra. It protects the rights of the owner of the property and helps him to get the vacant possession at the maturity of the term if the lessee fails to vacate the premises.
