relating to gpa

hi sir,
i am nagendra. my mothers father purchased land of 1 acre and died without writing any will. my mother unknowingly kept signature on gpa in 1994 required by her brother, now by using that he sold entire 1 acre to others in 2009, without asking my mother about her share in her fathers property. will the sale be valid or not? will the gpa existence be valid? and now can my mother get any share of 1acre now or not?

You can file a suit for declaration of sale as void on the grounds of fraud and also the said gpa was unregistered, then how come the registration taken place. A GPA for sale of immovable property is compulsorily registrable document.
