Rent agreement registration & co-ownership

Dear Sir/ Madam,

Mu query is as follows:
I am having a flat at Panvel wherein my father is also co-owner. We want to give this flat on rent with proper registration with registrar. However, due to old age, my father may not able to come to sign the rent agreement & other documents at registrars office.

I wish to know whether I, alone, can enter into rent agreement by mentioning my name only in rent agreement? Is it always necessary to sign by both the co-owners? Is it necessary for my father being co-owner to be a part of rent agreement and be present for signatures etc?

Kindly guide me.

your father is co owner of said flat . you cannot give said flat on leave and license without your father consent . your father can execute power of attorney in your favour . on said basis you can give premises on leave and license basis
