Rental agreement

I have shop from 2011. Agreement of 11 months is signed b/w us. Now the owner demanding higher rent than the said in agreement.
Pls advise me

2011 agreement will not be in force as the validity was only for 11 months. however since you have continued to be in possession as a tenant after expiry of lease period(assuming you have paid rent's continually), depending on where you reside, you may choose to pay the increased rental or contest the increase in court. Technically you are in possession of the property as a tenant even though the lease deed has expired.

What do you want?

You can have amicable settlement with him by increasing rent to acceptable tune.

or you can face the proposal in court if does not suit you.

Yes Mr. Rajagopal, i paid rent till june 2015. For and from july 2015 owner is demanding present prevailing rates of area. So i decided to deposit the rent in court now. Can u pls tell me where shud i deposit rent according to Telangana rules?
