sir, we had given a portion our house on rent for 11months agreement duely registered, since that same has expired in dec 2011 and tenant had still not vacated even after given a verbal assuarance to us , what can we do ?

You can issue a notice of termination of tenancy and can demand immediate vacation of rented property failing which may declare it as an unauthorized possession and may demand in the same notice 10 times more mesne profits for the entire period of illegal encroachment.

Issue a notice for eviction intimating the termination of lease agreemnt on the expiry of 11 months. If he denies for eviction and payment of rent then file a petition before Rent Controlloer

To give advise it is needed to read over the said Agreement, however you can send a Lawyer's Notice to the tenant/licensee calling him to vacate the rented room as per terms of the agreement, if he would not comply then file a suit for Eviction of tenant/licensee for your own requirement ground.

proceed under the local rent law to redeem the possession in case the tenant is adamant on non vacating the property.
or may file a civil suit for recovery.

The tenancy was fixed term but you did not sue him timely. All is subject to local rent control law subject to which your tenant is month to month and his tenancy can be terminated by notice if rent was received after expiry of fixed term lease showing some valid default.
