this is repeted question because i did not mention wether my mother is alive or not

am hindu male
my mother made will in my name
now that immoveabe property is in mothers name
my mother is no more
now i want to make a will in my sons name
my question is
i have not transwered that property in my name so far, can i make a will without transwering that property in my name

you will have to get the property transferred in your name first.

firstly you should have the right over the property only then you can deal with it :-)

This quarry has been raised for the third time in just two days and all time reply of the experts is same. No chance for direct will. first get it registered in yur name.

In order to make a will of a property you need to have ownership over the property. Get it transferred in your name first and then make a will.

You can approach the concerned Tahsildar along with the copy of the property documents and the will, death certificate of your mother and legal heirship certificate, for transfering the Patta of the property from your mother name to your name the name transfer of the Patta will be completed, thereafter you can easily execute a will in favour of your sons
