Sale agreement on plain paper

Is the Sale Agreement on plain paper valid in the eye of law.The agreement has all the payment details and transfer of possession to the purchaser(me).it was made in 2008 but the sale deed is not yet registered in my name because the builder is mischevious.
how can i proceed ahead now and what options are there for me as my money is blocked?

The deed is not valid as it needs to be registered to become enforceable, but you can file injunction against builder to transaction in the said property by showing any payment proof and/or any other supporting documents.

move consumer forum against builder for deficiency in service . if you have paid consideration builder should enter into registered agreement with you . the said agreement should be duly stamped and registered .

Sale Agreement on plain paper has no value as per rule of evidence and no document in the eyes of law.Agreement also does not confer any ownership right until you have a proper duly executed and registered sale deed.In case you have any other proof of payment made in favour of builder on account of purchasing the property, matter can be agitated before Consumer Forum but there are bleak chances of maintaining a suit for specific performance of contract.
