Sales agreement

1) Whether, my father and brother (they are not the allottee) can sign the sales agreement document as witness from my side?
2) Do the same persons need to be present during the flat registration as witness, which may be held after sometimes?

Not necessary.Dering registration other persons can sign as witnesses.

Witnesses of the agreement need not be the witnesses for sale deed.

Family members can sign in the Sale deed as well as before the Sub Registrar. But it is not advisable to sign in the sale deed by the family members of the buyer. the details of schedule (measurements, boundaries etc..) well known to the relative/friends of the seller. you request the seller to bring one person and you take one person to sign before the Registrar.

How about sales agreement signed by buyer's brother and father (as witness from buyer side) and two witness from seller side as witness in the sales agreement paper. Then, in the deed registration, buyer friend/neighbor and one witness from seller side, is this okay.

It is good, if the witnesses of the buyers are his own relatives.
