1. You have stated "I am running a school registered under the societies act",
2. I thing the said school is being run by a socierty by paying rent of your land upon which the school is situated and also by employing/engaging you as a Manager of the Chool,
3. The Society shall have to decide whether it is willing to increase your income or not.

You hold two different positions, one as the owner of property and the other as the office bearer or employee of the society.
You will have to move an application, as the owner of the land, addressed to the society for proposing specific, but with adequate increase in rent. On the other hand the society would need to pass a resolution accepting your proposal fully or partially or rejecting that with majority vote by members of the society. On on approved resolution placed on record of the society can make you eligible or not eligible for the increase of rent.

You should refer the provisions of the society and move accordingly.

Increasing your income will depend on the sources you rely, so better be clear in what you wanted to clarify.
