Your mother may execute and get registered a sale deed of the property in your favour provided the property is her self-acquired property.

Your brother and sister have no right to question the authority of your mother to alienate her property in your favour as it is self-acquired

Your have not told the nature of the properties held by your mother. Whether those are self acquired or ancestral. if those are self acquired then she can relinquish her rights in your favour by way of relinquishment deed duly registered in the office of registrar and only a token stamp paper of Rs. 100/- is required for this purpose and if her properties are ancestral then your sister and brothers shall have also share therein and nothing can be done in that situation.

A very good way is that, Ask your mother to gift you 50% property for your past voluntary services and then 25% as in Will and rest to be shared in lieu of money... this is a very peculiar thing!!! because ur siblings wont go for litigation in that scene and there are supreme court judgments in this regard!!!

Even ancestral property can be given in gifts irrespective of the shares of the other persons!!!

there are some loopholes in this ancestral property and the example of this type is that I am presently living on the said property!!!
