YOU MAY TAKE A SEARCH REPORT OF THE SAID PROPERTY FROM THE LEGAL EXPERTS.SO THE TITLE IS CLEAR OF NOT THAT YOU WILL COME TO KNOW.
YOU HAVE TO GET THE AGREEMENT DULY STAMPED AND REGISTERED AT THE APPROPRIATE OFFICE.ALSO ASK FOR ORIGINAL PROPERTY OWNERSHIP DOCUMENTS AND MENTION IN THE AGREEMENT THAT THE SAID PROPERTY TITLE IS CLEAR AND GET THE SAID AGREEMENT DULY WITNESSED BY TWO PERSONS AND DULY STAMPED AND PAYMENT BY CHEQUE AND CASH AND CHEQUE PAYMENTS DULY ACKNOWLEDGED BY THE PERSON SELLING THE PROPERTY.

Expert is right. Prior to agreement you may take paper publication calling objections from inrespect any person having any interest over the said property
