Agricultural Plot

I have opted to purchase a plot in 2003 by paying some advance  . The owner of land told me that since the land is agriculture and hence cannot be sold as plot , he  will convert it to Non aqgriculture, divide into plot and then full payment of the plot can be done.

Now it is 2010 , and still the plot is Agriculture. Though he has given me the power of attorney of the plot , I cannot do anything on the plot since the papers are lying in municiplaity to get it converted to NA.

Please advice what action and where should I raise my concern on the same .Since it is more thant 8 years that the owner is saying that the matter  with the minicipality will be solved soon whenever I approaced him.

I am ven not sure if the NA is done in municipality or some other organisation ?

Dear Rahul,

For Conversion of Agricultural Land into Non Agriculture following is the prescribed authorities as per the purpose of conversion:

Purpose of Conversion                                                Prescribed Authority

 

(a) Residential purpose               :  (i)  Tehsildar, where the area does not exceed 2000 sq. metres.

(ii) Sub-Divisional Officer, where the area does not exceed 4000   sq. metres.

   (iii) Collector, where the area exceeds 4000 sq. metres.

 

(b) Commercial purpose              :  (i) Sub-Divisional Officer, excluding Hotel, Resort, Cinema,

        Petrol-pump, Weigh-bridge purposes.

   (ii) Collector for petrol-pump, weigh-bridge purposes.

   (iii) State Government-for hotel, resort, cinema purposes.
