Agriland purchase in tamilnadu-ancestral property

Hi,

We proposed to Purchase an agriland of 40 cents pertaining to "Mr.A" who is passsed away and the legal heirs of "Mr.A" is four sons who obtain legal heir certificate from the concerned authority.

Clarification Required:

1. Is execution of SALE DEED by legal heirs is enough to safeguard our ownership.

2. Whether the family member of legal heirs has to execute the sale deed to sell the property of "Mr.A" is mandatory.

3. What are the legal documents to be verified while executing purchase of agriland of this seller.

Kindly guide me.

Dear Saravanakumar,

1) The execution of the sale deed by the legal heirs is enough to safeguard your rights on the property.

2)NO

3) You must obtain a legal heir certificate  from the sellds and apply for a EC from the sub registrar's office. Then engage a legal counsel to get his opinion, prior to purchase of this property.
