your father/or you can file suit for partition for his share and also can seek the immediate temprory injuction order/stay from the court to not to alienate/sell the property till share is allotted to all the parties.

thank you sir,
we are going to court for temporary injection/stay.
But my question is that.my father's sister had given/make release deed, in 1996 but till date we have not cut her name from 7/12. since that time we believe her but now that property got huge price, hence now she is taking personal interest to sell that property is she make any alter. is there no value of that release deed today?

see. there are lots of legal aspect involved in such type of cases. is that release deed is registered one? If registered , have you filed any application to delete her name? what are the contents of release deed? how much share she has released? many more things... Its better you approch a lawyer in your locality who may verify all these documents and advice you, unless going through with all those documents its hard to advice..
