Assigned land ( govt land)

Hi,

6 Years before we purchsed one land from one of the reputed real estate company.While purchasing they said that they are getting the approvals of the lay out and can be registered with out approvals  as they are going to get them very soon.

After that  we purchased around 1250 sq yards with the cost around 13 Lacs.Recently we come to know that still that flats don't have approvals as the land  belongs to assigned land ( Govt Land).

In the registration document it has been clearely mentioned that land is not govt or assigned land.

we contacted seller to question this fraud and he said that they are ready to give another land which is equavilent to purchased  cost but in reality he is delaying or escaping with out giving proper response.

While having discussion with real estate venture director we recorded the conversation.We have plans to file case against him and registar.

Could some one pls suggest us whether we have right to file case againist real estate company and registor.

If yes pls let us know how to proceed ... if not what would be the best way to come out of this problem.

If the registered document is clearly mentioned about the land. Why do you worry about it. ? If govt. takes any action, you will be refunded the amount. In that case, You can file money recovery suit from the seller and regisrar.
