Dear Querist,
Being a contractual document, sale deed once completed can be got cancelled only through a court and only on certain grounds i.e when you allege the document being void due to may be lack of consent or persons executing not knowing the nature of document, extreme cases of fraud as to nature of document and things like that

If you have paid advance you should get back the money. Have you recieved the refund. If you recieved the refund the document has lost the value.
