NON Zamindari Abolition Land Act and Rule

Dear Members,

Request for views on Transfer and Ownership on land which is Non ZA  land  -8 Non ZA (NON Zamindari Abolition) land and was sold to individual in year 2001 and was also mutated in land revenue records but local lawyers says Non ZA land have only possession right not ownership right hence title can’t be considered as clear TITLE.

Pl advise and your views on NON ZA LANDS IN UP  and rights on property.

Well the local lawyers are wrong to say that non za is defective.

our lands are in Uttar Pradesh and have non za lands.

section 2 of the zamindar abolition act has exceptions and hence it means non za.

these land are governed by u.p. tenancy act 1939 and you as the khewat owner have full rights to transfer your property as you have your khewat.the tenants,Kabir,kashtakar are possession holders and have no rights to transfer.

i have worked on this for last 10 years .in today's time it is difficult to consult a lawyer on this as it is limited to few people rights only.

u.p me Khewat me name mutate karwa sakte hn ki nhi meri grand mother ki death ho gye hn toh Khewat me name transfer hoga non z.a ki

Sir , what happens to the Validity of khewat after Khewat Owners dies but has willed her property and the will is also a registered one ?
