Urgent Help Required

want to get a registered rent agreement with rent of 80k per month but tenant ready to pay only 20 k by cheque and rest by cash per month..how should I proceed to safeguard my property rights for future and to handle my tax return properly.

If the proposed term is accepted, You will be a loser if the tenant does not vacate after the agreement period.

Thanks For replying Kishor Mehta Sir...Actually party is not ready to pay whole amount in white as they showing less income in their returns so they unable to show more expenses...what is the remedy available? which can be beneficial for both?
