You have to execute a deed of revocation duly signed by all parties to the registered document and register it. In the deed of revocation, you should explain the circumstances that require cancellation of the deed.

If you have got registered the property in favor of some other, you can not cancel such registration, unless you are a senior citizen and the enjoyer your child that is neglecting you.
Registration done in favor of a third party is always through a declaration suit for cancellation of sale deed through the process of the court.

For cancellation of registered deed, you will have to register the deed of cancellation with mutual consent of parties. If one of the parties is not ready for cancellation then you have to approach the civil court for cancellation of the deed.

However, why do you want to cancel the registration of property, whether other side (buyer or seller is willing for cancellation ?
