Development agreement

I have given my land along with other property owners of the layout for development of flats and entered in to a registered development agreement. The developer is giving x sq feet of developed property for x sq feet of land.

What are the registration charges I need to pay at the time registration of the flat in my name., excluding land rate or including land rate ?

you have to assess the value of your house in terms of area ie sq.

further the registration charges varies from states to states.

please clarify further regarding this matter.

I have given my land measuring 1800 sq ft for development and against which I will get 2650 sq ft of constructed area.  Suppose the govt value of the constructed flat is say Rs. 2500 per sq ft then do I have to pay registration charges on the 2650 sq ft at Rs.2500 per sq ft ?

Or will I get any rebate on the portion of the proportionate cost of the land ?

In otherwords will I be treated as any new buyer on the acquisition of the flat and have to pay registration charges accordingly.

normally it is 1% of value as registration charge in gujarat
