Hi,
Firstly, please go through your rent/ LL agreement and check if it provides for charging maintenance and also read the society by-laws in relation to the same and also go through the Rent Control Act of your state to under the guidelines with regard to collection of maintenance charges. Generally, the bye-laws provide the computational base of the maintence being charged by the society. If the charges are arbitrary, you may take up the issue with your RWA and resolve the same.
If you are still unhappy with the resolution you can always take a legal recourse by filing a case with the Rent Authority of your State.
As per widely followed norms, 0.75% per annum of the construction cost of each apartment is charged towards expenses for regular repair/ maintenance.

Hello,
Flat association has to pass the resolution as majority prescribed under the law. So if it is passed by 150 members, you can challenge it. So gather like minded people with you and challenge it before regsitrar or competent authority.
