In Tamilnadu, presently all the Lay Outs for sites, should be approved by Director of Town and Country Planning Department. For getting approval from the DTP Department, what are all the papers and legal documents should be submitted along with the the Lay Out Plan. Whether Title Deeds Copies and letter from the Revenue Department for not coming under the classification like, Govt Poramboke, Land acquisition or any other assigned land etc. Because all the Real Estate brokers are canvassing that once the DTP approval is obtained, there is no need for going through the legal title and also Clearance from the Revenue Department etc. My question is, if once the DTP approval is obtained, it would be very clear or shall we presume that the Lay Out Site is not coming under any land acquisition, Govt. poromboke land or any assigned land.
I am in need of such clarification from our legal experts from Tamilnadu, please.
