Guidance required on property

Dear Experts, we need some guidance and advice on a property Dispute Matter. Here it is

We are resident of a society. On East side of our society we have a public road which is used mostly by society people and other public also.

The widdth of Road is 25 Feets on Coordination Layout Plan of Nagar Nigam.

Now on the other side of road a builder has started constructting  a huge building and encroahing road by around 5 feets. Thus the road left would be just 20 feets.

He says that as per his registry the total area is 4400 Sq feets and road is 20 feets.

The town and country planning Map and Nagar Nigam coordination plan shows road as 25 feets.

The builder land was not part of original layout plan but has been regularized(Niyamitikaran) by Nagar Nigam later.

We have also heard that there was some Khasra problem in the builders land due to which few previous owners of the land were not able to get the land diverted.

Thus it seems to us that somehow the builder has managed the papers to get the building permession.

So we all request you to kinldy guide that what papers we should get and where we will get those Papers.


Currently we have only copy of regestry of that builder Land and copy of B-1 on which it is written 'parivartit' (Diverterd).

We strongly susppect some flaws in his diversion or khasra etc, but have no idea about what it is and how to check. May be Revenue authorites may also be part of the party. 

What documents should we see and where we will get those documents.
