We are planning to buy a 2 Acre Punja Agricultural Land in Tamilnadu. The Seller has the Sale deed, but he doesn't have the Mother/Parent Document, When asked the seller said since it was previously bought from a person whose ancestors were having the land, only current sale deed and Patta serve as documents confirming the title of a party. The Seller enquired with the village office and sub-registrar office, where they said, for ancestral properties, there will be no mother document for the agricultural land and patta alone is enough for completing the sale.
The village office said they will give a certified letter stating the same and family tree. Now the seller said he is ready to give sale deed, individual patta, EC for 60 years, along with certified letter from Village office. In case of absence of mother document can i proceed with purchase of the agricutural land, are these documents sufficient enough to purchase the land or is there any other additional support documents that can be asked from the seller.Kindly suggest.
