My Father owns a 8000 sq ft plot , market value is quite high. He wants to enter into a joint development agreement with a builder. After going through the agreement , I had a few doubts..
- There are no clauses regarding security deposit (Is it a mandatory clause?)

No mention of deadline of completion (it says 24 months to complete + unavoidable delays)
, should i ask the builder to include a penalty clause in case of excessive delay. - Is there a way to do a background check on the builder ? (to check if he evades taxes by listing multiple company names under different people)
- Is it safe to register a GPA without security deposit ?
Earlier projects of this builder appear quite decent (field survey) . It would be really helpfull if you could clarify the above mentioned doubts.
