Land Registry in favour of one who will not physically present.

There are three brothers who are willing to purchase land jointly but one of them residing aboard as well as not executed power of attorney regarding this or anything else ,or will come three months later
this land Registry to be executed immediately due to honor seller conditions.
Is there any legal way to execute land Registry jointly in favour of all brothers but one brother (abroad ) will not physically present at time of registry.

When you register any sale document or transfer any immovable property both the Buyer and Seller must be present. Though buyer can be exempted from personal appearance upon submission of POA with the leave of court.

Your brother who is on abroad shall give an authorisation to you affixing his photo in a proforma.  Ask the proforma in local subregistrar office or a DW.
