landlord not taking rent

Dear Sir I have a rented shop in which I do tea business. Generally my landlord collect rent within 7th of a month. BUT this month he has not taken rent even repetitively requesting to take the same. Today is 16th. Sir we are here as tenant since last 80 years and our rent increases at 20% every 3rd year. Sir is this becomes a case of rent defaulter. Please help what should I do.

only if you dont pay rent for three months he can evict you on default of rent.another thing its just getting late for your owner to collect rent  only by 15 days.so dont worry

Thank you Sir for your reply. So sir what should I do now. 1. Should I just wait for him to take the rent, or 2. Should I keep requesting him to take the rent. And Sir if he doesn't take the rent after how many days should I deposit it in the court.

Send an inland letter by regd post. Keep xerox copy .properly addressed and stamped expressing your desire to pay the rent.confirm postal delivery report.refusal is acceptiance. Wait for 30 days if ad card does't come back it may be presumed land lord received your letter.if land lord  does't act according to your desire consulta local lawyer and deposit rent in the RENTConTROL OFFICE.

to add  to my learned advocate pratihar you can also snd him a money order or dd for the rent amount to his address and if he still not accepting it then you can deposit in court
