AGREEMENT TO SELL NOT EQUAL TO SALE AGREMENT.ANY SUBSIQUENT LEGALY VAILD TRANSACTION IS TO BE BASED ONLY UPON LEGALLY VALID DOCUMENT ONLY. IN YOUR CASE, IN THE ABSENCE OF A LEGALLY VALID PURCHASED DOCUMENT , THE SUBSIQUENT GIFT TO YOUR MOTHER IS DIVOD OF LEGAL BASE. HENCE THE GIFT DEED IS TOBE CONSIDERED INVALID.
