M.o.u. and mortgage deed

I am about to sign a M.O.U. and a Mortgage Deed with a relative who wants to borrow monies from me.  He wants me to sign on two original M.O.U.s and two original Mortgage Deeds and give him one of the originals. My advocate told me that only one is done and a notarized copy of the second is given to the borrower.  Is my advocate correct? Or should I print two originals and sign on two of them and then give one to him and keep one with me?

Under which Act or law is this requirement covered? What are the consequences of not abiding by this requirement?

Original means only one, if there is another copy, then it is called as duplicate.  If he insists on the same in original form, you may take a second printout and mention duplicate in the top of the document, get it notarized and hand it over to him, the original has to be registered if you want to make it as a mortgage deed.
