I am Indian citizen, and since last 12 years I am at abroad for working..I am born and broughtup in india...Now as I stay i abroard I come across that I am catagorised as NRI.. I am basically from Odisha..I came across some rules that NRI cannot buy aggricultural land in India..
I am planning to but 15 decimal land ( Agricultural land), its close adjascent near to NH road side...area is very remote and Tahsil office and all don't have knowledge about the NRI and all..
Before buying, I want some informations from experts,
- Is it safe to buy at the explained consition?
- Alternatingly can I request to convert the land to industrial or residencial by the seller, and after that I will proceed to buy?
- Can I convert it to residential or industrial after i buy from them, (still i buy as agricultural land)
- Or can I request to the seller to apply for (industrial or residencial) and interim periso I receive as Gift or POA and later once converted from the agricultaral land, later we will change through sub registry?
