In order to prove that you are an agriculturist the records in your possession should be sufficient to prove the same hence you may proceed with the purchase of the agricultural land in Gujarat on the basis of the documents in your possession

Any person having agricultural land in India can purchase agricultural land in Gujarat by showing proof of your document or certificate.

To purchase agricultural land in Vadodara, Gujarat, follow these steps: 1. _Check eligibility_: Ensure you're eligible to buy agricultural land in Gujarat. Some states have restrictions on non-agriculturists or non-residents. 2. _Choose the right location_: Select a suitable location considering factors like soil quality, water availability, and accessibility. 3. _Verify land records_: Check the land records with the Revenue Department or Talati (Village Accountant) to ensure the seller has clear ownership and there are no disputes or encumbrances. 4. _Check land use_: Confirm the land is designated for agricultural use and complies with local zoning regulations. 5. _Negotiate the price_: Agree on a fair price with the seller, considering market rates and land conditions. 6. _Execute a sale deed_: Register the sale deed with the Sub-Registrar Office, ensuring it includes all necessary details and stamp duty. 7. _Mutation and registration_: Apply for mutation (change of ownership) with the Revenue Department and register the land in your name. 8. _Obtain necessary clearances_: Get clearances from authorities like the Agriculture Department, if required. 9. _Consult a lawyer_: Engage a local lawyer specializing in property law to guide you through the process and ensure compliance with Gujarat's specific laws and regulations. Additionally, consider the following: - Familiarize yourself with Gujarat's land laws, such as the Gujarat Land Revenue Code. - Ensure the land doesn't fall under any restricted or protected areas, like forest or coastal zones. - Check if any government approvals or permissions are required. Please note that land purchase processes can vary depending on local regulations. Consult with local authorities and experts to ensure a smooth transaction.

What do you mean by "Registered Land Record Copy & Gift Deed from west bengal land revenue dept."? Who has executed the gift deed in your favour? Is it agricultural land?
