Property purchase

I am purchasing a residential property in Gurgaon. The owner is residing in US and a family member has power of attorney to act on owner's behalf. What are the things we should keep in mind with respect to documentation and transfer of property?

There are so many things better engage a competent lawyer having experience in real estate law, undertake thorough due diligence lest there should be bitter surprises later on.

Priority would be to ensure that the power given by the owner has been attested by the Indian consulate or a notary public in the U.S. The power thereon needs to be adjudicated by the District Register in Gurgaon. Apart from this, due diligence on title trace would have to be done.
