Property transfer after death

Hello,

  My father was a Landlord of commercial property in mumbai. Now after his death i want to transfer the property to my name. After looking into the papers i found out that his name is not mentioned in the Property Card or BMC assessment. I do not know why he never changed the name in the property card.He has been the rightful owner and had been paying both taxes for last 20 years. I have all the chain of agreements of the past, the agreement of purchase from the previous owner and the Extract of Index No. II.

What is the procedure to transfer the property in my name with both land revenue(property card) and BMC ? How long is the process ?

Keep all the documents intact and seek help of some local lawyer as you may have to seek some declaration, from the court, to the effect that your father was the lawful owner and you have inherited the property lawfully.
