Pros and cons of gift deed v/s release deed

like to know about pros and cons of GIFT DEED over RELEASE DEED relating to property [ownership flat/land].

is registration with authority necessary ?
if it is then which authority to approach ?

Release deed is to relinquish your right in the property inherited by you and it can be done only over the legal heirs of the deceased whereas gift can be done to anyone.both gift deed and relinquishment deed needs to be registered

Gift deed attracts stamp duty. According to a few Bombay High Court judgments there is only a nominal stamp duty of a few hundred rupees If relinquishment is done without compensation
