Get a rectification deed registered with concerned Sub-Registrar.

A rectification deed shall be executed and registered by the seller in favour of the buyer.   If the village name is in the property details, then it attracts stamp duty as per your state rules.

You can ask your vendor to execute a registered rectification deed to rectify the error if it is just and necessary

According to the Transfer of Property Act, 1882, Section 20A allows correction of clerical or typographical errors in documents such as sale deeds. The correction should not affect the substance of the deed.

However, if the correction alters the substance of the document, it may require a court order. The Indian courts have emphasized the importance of rectifying errors in legal documents to reflect the true intention of the parties involved.

To rectify the village name in a sale deed, parties can file an application in the respective Sub-Registrar's office or approach the civil court seeking an amendment. It's crucial to provide evidence, such as land revenue records or other official documents, supporting the correct name of the village.
