When the societies member are many, and when investment in a home is substantial, as individual can not fight with mighty builder, society must identify one sincere and committed advocate in these matters and enroll him as Legal advisor and should follow his advice, as he is more competent on local laws and exposed.  This insulates innocent owners from all risks and as the fees are contributory through proportion, fees paid may not be huge when compared with investment.  Always seek professional help, as every one is separate and has to follow his own avocation and family matters and this weakness is being exploited by many builders.
